We built Right Away Construction to be the opposite of that. Something Is Leaking Right Now
A stain on a ceiling, a drip in the attic, water at a chimney after every rain. This is a repair conversation first, not a replacement conversation, and the two are priced nothing alike. We find where the water is actually getting in, which is usually not where it shows up inside.
The Roof Is Old And You Are Planning
Nobody enjoys spending this money early. If your roof has five good years left we will say so in writing and you can call us in five years. If it does not, you will see the photographs that say why before you see a price.

A Roof Is A System, Not A Layer Of Shingles
Shingles are the part you can see from the street, and they are the part every bid talks about. Almost everything that actually fails on a Minnesota roof fails underneath them. Here is the whole assembly, in the order water meets it, so you can read any roofer's proposal and know what is missing from it.
Layer 1. The Deck
The plywood or board sheathing the whole roof is nailed to. Old board decking, delaminated plywood or a soft spot around a chimney has to be replaced before anything goes over it. A bid with no line for deck replacement is a bid that has not planned for what it will find.
Layer 2. Ice And Water Barrier
A self-sealing membrane at the eaves, in the valleys and around every penetration. In Minnesota this is the layer that decides whether an ice dam becomes a ceiling stain. Code is a minimum here, not a target, and the eave coverage has to run past the interior wall line to do its job.
Layer 3. Underlayment
The layer over the rest of the deck. It keeps the roof dry between tear-off and shingle, and it is the backup plane for anything that gets past the shingles later. Synthetic lays flatter and tears less than felt.
Layer 4. Flashing
Step flashing up every wall, counter flashing at the chimney, kick-out flashing where a roof edge dies into a wall, valley metal, pipe boots. This is where most leaks on a ten-year-old roof are, and it is the first thing a fast crew reuses instead of replacing. New roof, old flashing, same leak.
Layer 5. Shingles Or Panels
Architectural asphalt for most homes here. Synthetic slate and standing-seam metal where the house and the timeline call for a roof that outlives asphalt by decades. Fastening pattern and nail placement matter more than brand, and both are invisible an hour after the crew leaves.
Layer 6. Ventilation
Intake at the soffit, exhaust at the ridge, balanced. Get it wrong and the attic cooks the shingles from underneath in July and grows frost in January. Most roofs we tear off in the Twin Cities are short on intake, and adding exhaust without intake makes it worse.

What Actually Changes The Price Of A Roof
We price a roof after we have seen it, and we will not put a number on this page that your house has not earned. What we can tell you is exactly what moves that number, so nothing in the proposal is a surprise.
Size, Measured In Squares
Roofing is sold by the square, a hundred square feet. Two houses with the same footprint on the ground can differ by a third once you count the pitch.
Pitch And Access
A steep roof needs staging and slows a crew down. A walkable roof with a clear driveway is the least expensive roof to put on.
How Many Layers Come Off
One layer of tear-off is routine. Two or three is more labor, more dumpster, and more disposal.
What Is Under The Shingles
Bad decking is the one line nobody can quote blind. We give you a per-sheet price up front, so that if we find it, you already know the number.
Complexity
Valleys, dormers, skylights, chimneys, multiple planes. Every one of them is flashing work, and flashing work is where roofs leak.
The Material You Choose
Architectural asphalt, impact-resistant asphalt, synthetic slate, standing-seam metal. The spread between the first and the last of those is larger than every other line combined.

Minnesota weather is the number-one reason a roof needs work before its time, and after a storm, the most valuable thing we give you is an honest answer. We inspect, tell you whether you actually have damage, and if you do, document it and write our own itemized estimate for the work.
